Most of you receiving this newsletter have either recently purchased real estate from us or are contemplating doing so in the near future. Recent data tells us that if you have not already made your move you might want to do so within the next few months. Just this past week the Naples Board of Realtors had their “Economic Summit” entitled “The New Future, A View From the Top”. There were five speakers, most notably, Lawrence Yun, chief economist and Senior VP of research for the National Association of Realtors, Shelton Weeks, economics and finance department chairman at FGCU, and John Tucillo, Florida Realtors Chief Economist. Of their many observations and predictions the following stand out.

• Housing inventory is down in Naples by 13%

• Pending Sales have increased 14% in the 300 to 500 thousand dollar and the 1 Million to 2 Million Dollar categories

• Pending Sales have risen 29% in the 500 thousand to 1 Million dollar category

• The high percentage of cash transactions in this market minimizes strict lending restrictions placed by financial institutions.

According to Lawrence Yun the current pace of sales is the first step in the healing process and that prices will firm as a result. He estimates that prices will rise by 10% by December 2012. (We will see about that but it is encouraging to hear none the less.)

As for Shelton Weeks, he believes that the key to a full recovery is in the expansion of the economy. He notes that there is currently a slow and steady expansion going on that bodes well for sustainability. Unemployment figures in both Collier and Lee counties have dropped by 2% points in the past year.

John Tucillo commented that distressed inventory will take up to 3 years to clear out but that it is no longer a disruptive force in the market.

I believe that lenders have finally learned that they are better off cleaning up these properties and releasing them slowly to preserve the values in the surrounding neighborhoods. The latest numbers released by the Florida board of Realtors shows that the median price of a single family home has risen by more than 10% as well. There is a lot of evidence that the market has strengthened and very few signs that it will retreat any time soon. Couple this with historically low mortgage rates and it is easy to see how I arrive at my conclusion that it may very well be time to get in the game.

Community of the Month – Riverstone

Never before have we featured a Community of the Month which literally has NO available resales, but this is a unique opportunity to say the least. Riverstone Naples is a BRAND NEW community launched by GL Homes, America’s 26th largest home builder. The community just launched in January of this year and accomplished something no other builder has since the “boom” days. The launch garnered so much attention that an estimated 2,000 people came out for the Grand Opening weekend and some even camped out to be sure they would secure the specific lot they wanted.

In the Grand Opening weekend alone, GL Homes sold 42 homes over the 2 day event. Since then, sales have topped the 100 home mark. This is an extremely impressive feat, considering there will be a total of 850 in the community upon completion.

Why all of the excitement you ask? We can start to answer this question with the length of time that has gone by since a new community has launched in Southwest Florida. Since the market adjustment of 2005-2006, we’ve had more stories of builders going belly up than we have had builders succeeding. Consumers have been vying over the same established communities in the area. As much as I am not an iPhone lover, I will be the first to commend Apple on their marketing tactics. The longer the wait for the newest product, the greater the hype. The GL Homes grand opening event attracted so much attention for being something new & “sexy.” Yes, they even had “campers” days before the event just like those diehard Apple fans.

Another major reason for the hype is the product & location. Located just east of I-75 off Immokalee Rd. in Naples, Riverstone Naples has quite the selection of single family homes. Buyers can choose from 15 different floor plans ranging from 1,748 sq.ft. to over 4,500 sq.ft. Prices range from $300k to just under $600k, so you get a lot of bang for your buck being in Naples.

Amenities in the community will also be impressive. The amenities center is coming soon and will boast an 11,000 sq.ft. club house, fitness center, resort style pool, tennis courts, and plenty of activities for the entire family. Even with all of the amenities coming, you will get to enjoy low HOA fees, because the builder has decided not to make it a golf community, therefore avoiding the additional fees associated with golf course communities.

Brad was Always a Phone Call Away

“My husband and I first began working with Brad Dohack last July, 2011. He was essential in helping get our new home in Paseo, Fort Myers, Florida. Living back in Massachusetts made it difficult to know everything what we needed to do. Brad was always someone we could count on.

Anytime we called him, he returned our phone calls and sent emails back with the information we wanted. As we proceeded and began to have our home built in the new Esperanza section of Paseo, Brad was always a phone call away or an email away with the information we needed. He constantly sent us pictures of our home as it was being built. That was so awesome since we could not actually be there.
