Timber Ridge Waterfront Homes

Timber Ridge Waterfront Homes

Timber Ridge Watefront homes

Time and time again, I have clients asking for waterfront homes.  There is certainly something calming about having a beautiful view of water.  It does not really matter what it is, it could be a view of the Gulf of Mexico, intracoastal waterways, the Caloosahatchee River, or even a lake, but having a view of the water creates an extra level of serenity at home.

If you are looking for this type of view, but not looking to spend an arm and a leg to be on water, you may consider looking at the Timber Ridge waterfront homes.

There are 4 lakes within Timber Ridge that could all be a possibility for you.  While Timber Ridge is not a large community, you can usually find yourself a great deal of a waterfront home currently listed for sale.

Here is a list of all of the homes for sale in Timber Ridge Fort Myers.  If you want to find the best deal, let me know and I'll be happy to help.

Gateway offers other communities that could work for you as well.  I keep a list of all of the best deals in Gateway, so you can spend less without sacrificing your wants and needs.  Also, depending on the time frame you have to move into your new house, you may consider looking at short sales as well.  We've found some phenomenal deals on short sales recently.  Better yet, another avenue for you to find a great deal is through foreclosures.  We've seen a slow down in the number of foreclosures that have hit the market, especially in Timber Ridge, but the occasional foreclosure does come along.  They are typically the best deals you will find!  Again, let me know what you are looking for, and I'll be happy to go to work to find it for you.

Foreclosures in Timber Ridge

Foreclosures in Timber Ridge

Foreclosures in Timber Ridge

You will almost certainly be seeing more foreclosures in Timber Ridge.  The carnage continues.  This morning it was announced that in October Lee County had the second highest foreclosure filings in the country.  As long as this continues there will continue to be homes ridiculously priced at about half the cost of new construction.  While this area still leads the nation the raw numbers of foreclosures are down to about 30% of what they were at the peak.  Take a look and see if there are any foreclosures in Timber Ridge at this time.  Chances are that there are.  This provides a unique opportunity to purchase a great home in a fantastic community at prices not seen since the 90s.

If  you considered the purchase of a home in Southwest Florida in the past and are not taking advantage of this market I have to ask why?  In 2007 when prices were double homes were flying off the shelves so fast that people offered contracts without even seeing the homes.  While the market is much different right now there are certain similarities.  Foreclosure homes in Timber Ridge do not stay on the market for long.  The buyers that recognize this opportunity and have decided to buy are decisive.  When a quality foreclosure comes on the market it does not last long.  It is not uncommon for foreclosure properties to sell for above asking price after receiving multiple offers.  Take a look at the foreclosures in Timber Ridge right now.  As I write this there are currently none available but that changes daily.

If you want to take advantage of this great opportunity watch closely and team up with the Dohack Group to stay on top of the market.  The great deals go to those who are decisive and team up with the best in the business so that they have the advantage of knowing the latest breaking properties.  Not every foreclosure is a great deal.  Many times they need considerable work to be renovated to the level people expect.  This is not for everyone.  Many would rather buy something that they can walk in to, place their furniture, and begin to enjoy their new home.  Others, ( I would be one of them ) embrace the opportunity to buy a home at a discount and then do renovations that are to their taste and make the home their own.  It is obviously and effort but that effort yields results that you continue to enjoy for as long as you own the home.  If this is something that you are considering then you most definitely should have us on your team.  We are very experienced in this area and can offer guidance and assistance that you will not get from other Realtors.  Give us a call at the Dohack Group and take the first step toward that new home you have been dreaming of.

Bristol Parc Short Sales – Worth the Wait?

Bristol Parc Short Sales

bristol parc short sales

It's always amazing to me the misconceptions people have about short sales, so let's air those out and discuss reasons why you may consider purchasing one of the Bristol Parc short sales.

First of all, let's talk about the deal.  Short sales are considered distressed sales and are usually priced as such.  Statistically speaking, foreclosures are better deals on average, but I've seen some absolutely incredible short sale deals. The reason why you can sometimes get a better bargain with a short sale over a foreclosure is due to the demand.  People are attracted to foreclosures because of the price and they are a lot more straightforward than short sales.  Therefore, the competition for them is much higher.

Time frames are the biggest single deterrant from people buying short sales, and it's very understandable.  I'll be the first to tell you that short sales are not straightforward.  Each bank handles their process slightly differently and each homeowner's situation is different as well.  Was the home an investment property or was it owner occupied?  Does the owner have a single mortgage on the home or multiple?  Who is the bank holding the mortgage?  These are all questions that can significantly impact your ability to purchase in a timely manner.  If you need to be in a home within 30-60 days, looking at Bristol Parc short sales may not be your best route.

Finally, when considering purchasing a short sale, it is extremely important that you have a REALTOR who knows the right questions to ask the listing agent.  Just like not all short sales were created equal, not all short sale negotiators were created equal either.

I will leave you with this complete list of homes for sale in Bristol Parc.  I am happy to answer any questions you may have about the short sale process, or help you find the perfect home for your situation!

Short Sales in Timber Ridge

Searching for Short Sales in Timber Ridge?  They are not too hard to find these days.  Timber Ridge was not built at the peak of the real estate market but just prior to the peak.  Consequently, anyone needing to sell is upside down and is forced to short sell.  These homes are generally well cared for and priced unbelievably low.  Take a look for yourself at the short sales in Timber Ridge.  So what is the downside you ask?  Short sales can take 3 to 6 months and even longer and some never close.  I don't know about you but when I finally decide to buy a home, search for the perfect one,  and find it - I want it.  Not in 6 months or a year, and I certainly don't want to wait a year just to find out that I can't have it at all.  So why does anyone do it?

Because they can't pass up a deal.  Actually short sales work well for investors and for those trying to find a second home without any real time line.  I run in to many people that continuously second guess their decisions sometimes known as buyer's remorse.  If you are one of these people do yourself a favor and run when someone suggests a short sale.  They are for the truly determined souls in this world.

If you think you have what it takes do not despair.  The process is always evolving and for the most part is much better than it was.  These deals do get done.  Take a look at the short sales in Timber Ridge right now.  Banks have figured out that they fare much better when a home is sold through the short sale process than foreclosure.  The properties are more salable and less time and legal action is required as well as taxes, HOA dues, etc..  If this sounds like the path for you then pick up the phone and give us a call at the Dohack Group.  We will be more than happy to help you find the perfect short sale in Timber Ridge.

Has there ever been a better time to purchase a home in Southwest Florida?  Homes are selling at historic lows and finance rates are the lowest since Eisenhower was president.  True there is uncertainty right now which gives prople pause when considering a major purchase but it is precisely that uncertainty that has created this situation.  Once the uncertainty is imagined to have been relieved prices will elevate to more realistic values.  What will really have changed?  The public's perception of reality.  What an odd thing to base a purchase on especially when the numerical application of it works in reverse for the buyer.

Prices go up and prices go down.  That is undeniable.  Why not simplify the decision?  Buy when prices are low period.  Public opinions are always going to ebb and flow.  I believe in taking advantage of situations as they exist.  Take a look at the homes for sale in Timber Ridge right now.  Once you do give us a call and we will look up the prices that were paid just 3 years ago.  You will find that they are 50% to 60% lower.  It does not take a rocket scientist to figure out that this is clearly an opportunity.  Give us a call at the Dohack Group and allow us to help you take advantage of this amazing opportunity.

Short Sales in Silverlakes

Short Sales in Silverlakes

Short Sales in Silverlakes

Short sales provide opportunity to find outstanding properties at very reasonable prices.  At the time of this writing there was only one short sale listed in Silverlakes.  It is a very clean property and is listed at only $125,000.00.  It is amazing to be able to purchase a home in a gated community like Silverlakes at such a price. Take a look at the short sales in Silverlakes right now.  That being said, you must be ready and able to wait for the process to run its course.  We work hard to find answers to a number of questions prior to submitting a contract so that our clients are not subjected to difficulties that could be predicted but even the best of situations can yield surprises.  The minimum time frame for a short sale is 3 months and the majority take 6 or more.

Do you have that kind of patience.  I know that I don't but that does not mean that they are not right for some of my clients.  If you are on a very flexible time line then why not give it a try.  Investors do well with them because they are able to submit contracts on numerous properties and whenever they get to the finish line they proceed.  This is much more difficult for those using the home for a vacation home and nearly impossible for anyone searching for a permanent residence.

I often use the analagy of used car pricing to explain how short sale and foreclosed homes are priced.  Most people are familiar with used car pricing.  There is wholesale value and retail value.  Generally the price that is paid is somewhere in that range.  Distressed homes are priced at the "wholesale price".  Banks set a price that they think will get the home sold in 30 days.  That means that it has to take in to account the condition of the home as well as other normal considerations.  These prices can be deceiving in some cases since the homes need considerable work to bring them up to habitable condition.  Most short sale homes are already in livable condition so that makes them a better value.  Take a look at the short sales in Silverlakes.  After you investigate, give us a call at the Dohack Group and we will be happy to discuss whether a short sale in Silverlakes is a good option for you or not.

Bristol Parc Foreclosures – Great Opportunities

Bristol Parc ForeclosuresBristol Parc foreclosures

Just the other day I had a nice woman call me to ask about Bristol Parc foreclosures.  She had found me online and was wanting more information on how she could take advantage of the amazing deals available in Bristol Parc.  We have found the community to offer some very fantastic features for even more fantastic prices.

Here is the list of Bristol Parc Foreclosures.  Don't worry if there are not currently any available, there are always great bargains on this list of homes for sale in Bristol Parc.  That's the thing, the foreclosures that come on the market in Bristol Parc are not plentiful, but when they come, they tend to sell very fast.

You see, foreclosures are typically priced below market prices, because the banks want to get rid of them fast.  Anymore, it's rare to see a foreclosure that sits on the market for 30 days.  They usually go up and get sold within the first couple of weeks.  Depending on whether you are an investor or someone looking to occupy your own home, can have a significant difference on the outcome.

Let me explain.  Freddie Mac & Fannie Mae have both now instuted similar "First Look" programs.  These programs are designed to create long-term stability in communities.  Here's how they work:  When a Fannie or Freddie foreclosure goes on the market, they DO NOT CONSIDER any offers on the property until after a certain period of time (usually 7 days).  Once this time frame is up, they will consider offers for only owner occupied primary residents.  This usually lasts until day 13 when everyone can have a 'look' at the home and their offers will be considered.  So, for those of you who may have been intimidated by those cash investors out there, the playing field has really been leveled.  Therefore, Bristol Parc foreclosures can fit your needs/desires just like it can for an investor, except in some cases, you'll have an even better chance!

Short Sales in Fort Myers FL

Short Sales in Fort Myers FL

For those of you who are thinking about purchasing one of the short sales in Fort Myers, FL, you will definitely want to read this article all the way through.

FOR BUYERS:

Short Sales in Fort Myers, FL are nothing new.  Actually they were around even during the boom. No doubt it would have been a unique situation, but they did exist a couple of years back.  More recently, they DOMINATE the market.   A short sale is a very easy concept clouded by many, many different variables.  We'll talk about all of them in detail, so you'll know exactly how to buy one of the short sales in Fort Myers.

So what exactly is a short sale?  A short sale is essentially a home owner who is looking to sell their residence, but owes more than what the property is currently worth.  One of the easiest remedies to stay out of a short sale situation is for the seller to bring money to closing, but this day and age, that's a very RARE circumstance

THE GOOD ABOUT SHORT SALES: Short sales in Fort Myers, FL, and around the rest of the country for that matter, are considered distressed sales.  They typically sell for less than what a normal resale property would go for.  This means there are great deals out there.  Some short sales are occupied, some are vacant.  Some are in great condition, some make you choke when you walk through the front door.  The key to buying a short sale is to stay patient and wait for a great property to come on the market.  There are many a proud homeowner that has been affected by this economy and needs to short sale their home.  Stay patient and the deal will come.

THE BAD ABOUT SHORT SALES: As mentioned prior, short sales have many variables.  Time frames are the biggest unknown.  You see, once a buyer steps up to the plate for the first time on a short sale, only then do negotiations occur with the bank holding the loan on the property.  The process can take many months to complete, or it can be short.  You'll want to work with a great agent that can ask the right questions BEFORE you get under contract to purchase a short sale in Fort Myers.

THE UGLY: For the most part, short sales with more than 1 loan are harder to negotiate.  Whether it's a home equity line or a 2nd mortgage, additional loans on a property mean there are more approvals needed and typically more time to complete.  Make sure you know what you are getting into before you commit.  If you need to be in a home within 30 days, it may not be the best idea to go after a short sale with more than 1 loan against it.   Actually, it may not be a good idea to look to purchase a short sale at all.

THE BOTTOM LINE: Short sales in Fort Myers, FL, can be some of the best deals on the market.  With the pure number of them available, you can be sure to find the right property for you.  You just want to be careful that your agent is leading you in the right direction.  For more information on short sales in Fort Myers, FL you can visit our website at Fort Myers FL Homes or simply call the number below.  We're happy to help.

Bank Owned Homes in Silverlakes

Bank owned homes in Silverlakes

Bank Owned Homes in Silverlakes

There may be fewer bank owned homes in Silverlakes.  According to the figures just released foreclosure proceedings in September were at their lowest  level since 2007 at 653.  There was some assistance in lowering that number when the largest lenders pulled back to re-examine documents.  Insiders put that impact at 10% to 15% of the decrease.  What does this mean for the future?  While one month is significant it is not the only low number. In fact the number of foreclosures have been in decline for some time.  Not so ironically, prices have been steadily increasing for some time.  There has been a slight seasonal adjustment in the last two months but demand has remained strong and as we go into season I expect it to firm all the more. Take a look at the current prices for Bank owned homes in Silverlakes.

Indecision has been a hallmark of those shopping the real estate market the last two years.  People recognize the values and want to buy but are indecisive because there has not been a precipitous movement in price in some time.  In addition the overall economy has been horrid and causes people to be fearful of financial committment.  I am writing this the day after the elections and regardless of party affiliation the message today is that there is going to be change and that alone will give people cause for hope.  When things are not working they must change in order to improve.  If people believe that there will be fiscal responsibility going forward they will not be so reluctant to make financial decisions with long term ramifications.

It is time to take action.  Take a look at the bank owned homes in Silverlakes.  You may find some and you may not.  If you do take action.  Your opportunity to secure one of these homes at these unprecedented prices is slipping away.  Home prices are running 50% to 60% of the cost of new construction.  Additionally, home prices in this area that used to be well above the national average are now well below that average.  These conditions cannot continue.  Act now.  Give us a call at the Dohack Group and we will help you take advantage of this unique opportunity.
